Who is FreeAgent for Landlords for?
Built specifically for individuals who earn income from property, FreeAgent for Landlords is designed for you to use with your landlord clients who do not run their property rentals through limited companies i.e. clients who are unincorporated landlords.
Does FreeAgent for Landlords support Self Assessment?
FreeAgent for Landlords will auto-populate the UK property (SA105) pages of your client’s Self Assessment form where possible and potentially allow you to submit the return directly to HMRC from the software.
If your client has other (non-property) income to include, such as income from self-employment, you may be able to enter this manually in FreeAgent for Landlords and include it with the Self Assessment submission. However, please note that if you choose to submit the return to HMRC through FreeAgent for Landlords, you will not be able to submit any additional details via an alternative provider, as you can only make one Self Assessment submission including all your client’s taxable income.
If your client uses a separate sole trader or limited company FreeAgent account to record their other income, you can only make a submission from one of their accounts. For example, if you choose to submit from a sole trader FreeAgent account, the Self Employment pages will be auto-populated where possible, but you will have to manually enter the figures for the Property pages (which you can obtain from the FreeAgent for Landlords account).
Conversely, if you choose to submit from a FreeAgent for Landlords account, the Property pages will be auto-populated where possible, but you will have to manually enter the figures for the Self Employment pages (which you can obtain from the sole trader FreeAgent account).
Does FreeAgent for Landlords support Making Tax Digital (MTD) for Income Tax?
Yes, FreeAgent for Landlords allows you and your clients to meet all of their MTD for Income Tax obligations by submitting quarterly updates and the final declaration directly to HMRC from within FreeAgent.
FreeAgent for Landlords has a dedicated MTD for Income Tax filing area that clearly shows what needs to be submitted and when, with step-by-step guidance through each update and final declaration. This lets you and your clients:

- review quarterly figures and final declarations with confidence
- submit updates to HMRC in a streamlined, fully compliant way

Can joint property owners use the same FreeAgent licence?
Yes, joint property owners will only need one licence. You and your client can easily manage joint ownership within the same account. Once you both set the correct ownership splits, FreeAgent will automatically split income and expenditure accordingly.
For Making Tax Digital (MTD), joint property owners can each manage their own separate MTD submission within the same single FreeAgent licence.
Can I track rent arrears or late payments?
Yes, you and your clients can track rent arrears or late payments using FreeAgent’s invoicing feature. You or your client will need to set up recurring invoices for tenants and this will allow you both to track late payments and set up automated reminder emails.
Can I manage multiple properties in one account?
Yes, you can manage multiple properties in one FreeAgent for Landlords account.
If your clients jointly own properties, you and your client can set ownership splits at the individual property level and FreeAgent will automatically divide up the income and costs accordingly. You and your clients will also be able to see profit and loss reporting for individual properties.
If a client has multiple income sources, will they need more than one licence?
If a client has a self-employed business and also rents out properties, they will need a separate FreeAgent account for each income stream. Therefore, they will need a sole trader account and a FreeAgent for Landlords account.
If they are a landlord with multiple properties and owners, they will only need one FreeAgent for Landlords account per property portfolio, which can be used by multiple individuals who jointly own properties, as long as they are happy to share individual personal information with their fellow property owner(s).
If your client has a business banking account with NatWest, Royal Bank of Scotland, Ulster Bank or Mettle, they have the option to use one FreeAgent account per business bank account for free for as long as they retain the bank account or make Mettle their primary business account (optional add-ons may be chargeable).
When you request data from HMRC or make an MTD for Income Tax submission in one of your client’s FreeAgent accounts, if you then request a tax estimate or tax breakdown in the other FreeAgent account, this will reflect the data or submission from the first account.
Does FreeAgent calculate tax relief on residential finance costs?
Yes. You will need to categorise residential finance costs (like mortgage interest) accurately and then these will be counted as qualifying for your clients’ basic rate tax relief.
