What is MTD for Income Tax and who does it impact?

MTD for Income Tax is a new way for self-employed business owners, and people who earn money from renting out property, to keep their records and report their earnings to HMRC. Over the next few years, it will replace Self Assessment for most sole traders and unincorporated landlords.

For people who earned qualifying income over £50,000 in the tax year 2024/25, the deadline to start using MTD for Income Tax was 6th April 2026. So you should already have your HMRC-recognised digital software in place, have connected it to HMRC, and have started keeping digital records of your business transactions. If you missed the 6th April deadline, here’s what to do.

Those with qualifying income over £30,000 in 2025/26 have to use MTD for Income Tax from 6th April 2027, and those with qualifying income over £20,000 in 2026/27 must start on 6th April 2028. 

What are quarterly updates?

Under MTD for Income Tax, you must send a summary of your business, or property, income and expenses to HMRC once every three months. These summaries are known as quarterly updates. They’re not as detailed as a tax return, but keeping your quarterly updates as accurate as possible will save you time later when you come to file your end-of-year submission and final declaration after the tax year finishes.

Three simple steps to quarterly update success

As well as being able to submit MTD for Income Tax quarterly updates from your desktop, you can now also check your numbers and file directly to HMRC quickly and easily on FreeAgent’s mobile app. 

Here’s how it works.

  1. When you click to MTD for Income Tax from the navigation menu (the three horizontal lines at the top of the app), you’ll see a list of all your HMRC submission deadlines and their statuses.
  2. If you’ve been keeping your transaction records up to date, FreeAgent will automatically populate your total income and day-to-day running costs in the relevant quarterly update sections.
  3. Check these numbers, and if everything looks correct, click the ‘Send update to HMRC’ button, hit ‘Confirm’ - and your quarterly update is away!

Once HMRC has processed it - which may take a few minutes - you’ll see that quarterly update marked as ‘Filed’ on the app.
